Rear Extension and Refurbishment in Greater London, Project Update: DR 14 – Brookcraft Construction

Works are progressing well at Project DR 14, a semi-detached house in Greater London. Designed by Andy Martin Architecture, this project includes a rear extension and full refurbishment, delivered by our team at Brookcraft Construction.

Demolition and Enabling Works

We began by carefully demolishing the existing ground floor structure down to the proposed finished floor level. The area was cleared, levelled and prepared for the new extension. We also removed the external ground and planter, relocated planting where possible, and prepared the garden for a new outdoor platform. Temporary propping was installed to support the upper floor while structural changes were carried out.

Internal Finishes and Structural Works

Inside the property, selected timber floor sections were removed and prepared for new construction. The existing fireplace and hearth were demolished, while the chimney above was retained and stabilised. We isolated existing kitchen services, adjusted drainage routes, and prepared the ground floor for underfloor heating and new timber flooring.

Internally, the ground floor includes polished concrete screed with insulation below. In the reception area, we reused the existing floor framing where possible, corrected joist levels, and installed underfloor heating with engineered timber strip flooring above. A fixed flat roof skylight with a thermally broken aluminium frame brings additional daylight into the kitchen.

First Floor Alterations

On the first floor, we removed internal partitions, relocated doors, and prepared the layout for a new bathroom and updated joinery. Existing sanitary ware and fireplaces were removed, floors were levelled, and waterproofing was completed ahead of installation. All structural changes were carried out in line with the approved design.

Rear Extension Construction

The new rear extension is now taking shape. We constructed thick masonry walls, including an insulated cavity wall and a single-skin insulated wall to the neighbour’s side. Steel-framed French doors with fixed side lights and three equal bi-fold steel windows have been installed, bringing natural light deep into the space. A low masonry wall forms built-in bench seating and helps define the layout.

The flat roof has been formed with a fall towards the gutter to ensure effective drainage, with two rooflights positioned above. Exposed solid larch timbers support the roof and introduce a warm, natural feature to the extension.

Externally, we applied a profiled clay finish to the façade, creating a distinctive fluted texture. A steel-trowelled render in a soft white-grey tone completes the lower section. Aluminium capping has been installed, falling back towards the flat roof for a clean finish.

In the rear garden, solid larch timbers will form a new external pergola, alongside a newly built masonry wall ready for painting.

The project is coming together well, with the extension now clearly defined and internal works progressing steadily. We look forward to sharing further updates as Project DR 14 moves closer to completion.
